The opener is the part of the garage door system you notice most. You press a button and the door moves. When the button stops working, it feels like the whole system has failed. In most cases it has not. The door, the springs and the tracks are usually fine. A single fault in the opener, the sensors, the remote or the wall control is the cause.

How a garage door opener works

An opener has three main jobs. It moves the door up and down, it knows where the door should stop, and it makes the door reverse if something is in the way.

The parts

  • The motor unit. A housing on the ceiling that holds the motor, gears and logic board.
  • The drive. A chain, belt or screw that moves a trolley along a rail. A few models mount on the wall beside the door and turn the torsion shaft directly.
  • The trolley and arm. These connect the drive to the top of the door. The red release cord disconnects the trolley.
  • The logic board. It stores the open and closed positions and the force settings, and it receives signals from remotes and sensors.
  • The wall control. A button, and often a lock setting and a light button.
  • The sensors. A pair of photo eyes near the floor.
  • The remotes and keypad. They send a coded signal to the logic board.

Common opener problems and what they mean

This section covers the most common symptoms. For each, we list likely causes and what to check.

The opener hums or clicks but the door does not move

This is the most common call. The motor is running, but nothing moves. There are two possibilities.

  • A broken spring. The door is too heavy for the opener to lift.
  • A stripped gear or a broken drive part. The motor spins but does not turn the drive.

To tell the difference, close the door, pull the red cord, and lift the door by hand a few inches. If it lifts easily and stays up, the spring is likely fine and the opener is at fault. If it is very heavy, stop. The spring has probably failed. See spring repair.

The door opens a few inches and stops or reverses

The opener senses too much load or a blocked path. Causes include a broken spring, a bent track, a blocked sensor beam or force settings that are set too low. Check the track for debris and the sensors for alignment.

The door closes and then goes back up

The opener thinks the door has hit something. The down limit may be set too low, the force may be set too low, or a sensor is blocked. It can also happen if the door has drifted out of balance.

The door will not close and the sensor lights blink

The photo eyes are not seeing each other. Wipe the lenses. Check that both units are aimed at each other and are firmly fastened. A bumped bracket is a common cause. See the sensor section below.

The remote works only when you are close

The battery is weak, the antenna on the opener is damaged or blocked, or something is interfering with the signal. Replace the battery first. Try another remote. If all remotes have short range, the opener's receiver may be at fault.

The remote or keypad will not sync

The code memory may be full, the remote may be the wrong type or the logic board may need a reset. Most openers can be reprogrammed by following the model's manual. If that does not work, the board may be faulty.

The opener is loud, shakes or vibrates

The cause is often not the opener. Dry rollers, loose hardware and unbalanced doors make noise that travels into the motor housing. A worn chain or a loose rail joint can also cause it. Lubrication and tightening often help.

The opener has no power

Check the outlet, the breaker, and the wall control. A tripped GFCI outlet elsewhere in the garage can cut power. If power is present and the unit is dead, the logic board or power supply may have failed.

The light does not work or stays on

Bulbs burn out, and some openers use special bulbs. If the light stays on, the logic board may be sending a signal it should not.

Safe checks you can do yourself

  1. Confirm power. Plug in a lamp to test the outlet.
  2. Change the battery. Replace batteries in the remote and the keypad.
  3. Look at the wall control. Some have a lock button. If it is locked, remotes will not work.
  4. Wipe the sensor lenses. A soft cloth is enough.
  5. Check the sensor lights. Both should be steady. A blinking light on one usually means misalignment or an obstruction.
  6. Check the track. Look for debris or something stuck in the bottom track.
  7. Do the hand test. With the door closed, pull the red cord and lift the door a few inches by hand.
Do not touch these.Do not loosen spring bolts or bottom brackets. Do not climb on a ladder beneath the door while it is open. Do not bypass a safety sensor with tape or a jumper. A defeated sensor puts children and pets at risk.

Safety sensors and auto-reverse

Modern openers have two safety systems. Both must work. They are there to protect people, pets and property.

Photo-eye sensors

These are the two small units near the bottom of the door tracks, one on each side. One sends an invisible beam. The other receives it. If something breaks the beam while the door is closing, the door must stop and reverse. Sensors are typically mounted about four to six inches above the floor so they can detect a child or a pet.

Common sensor faults include dirt on the lens, a bumped bracket that moves the aim, direct sunlight on the receiver, loose or damaged wires and a bad connection at the opener terminals. Simple realignment often solves it. If the wiring is damaged, we replace the wire or the sensor set.

Force and auto-reverse

The opener also senses resistance. If the door meets an obstruction, the opener must reverse. You can check this yourself with a simple test.

  1. Put a flat board or a similar object about one and a half inches high under the door edge.
  2. Close the door with the wall button.
  3. The door should touch the object and reverse.

If the door does not reverse, the force setting is too high or the opener is not working correctly. Do not use the door. Call for repair. We test this after any opener work.

California's battery backup requirement for openers

California law requires residential automatic garage door openers manufactured, sold, offered for sale or installed on or after July 1, 2019 to have a battery backup function. The law is Senate Bill 969. It is found in the state Health and Safety Code. The backup lets the opener operate during a power failure. Lawmakers cited wildfire evacuations, where people lost power and could not open the door.

The law also says that a replacement residential garage door may not be connected to an opener that lacks the required backup. The civil penalty is $1,000 per opener.

Here is what that means in practice.

  • If you buy or install a new opener for a home, it must include the battery backup.
  • If you replace a garage door, the opener connected to it must be compliant.
  • Owners of older openers are not required by the law to replace them if the openers are not being sold, installed or connected to a replacement door, according to industry summaries. Check with the seller or the city if you are unsure.
  • The backup battery needs replacement over time. Many need attention every few years.

Remotes, keypads and smart controls

Access devices are a common source of frustration. They break, get lost and go out of sync.

Remotes

Remotes use a coded signal. Older openers used fixed codes. Modern ones use rolling codes that change with each press. Both need to be programmed to the opener. If you lose a remote, you can erase the memory and re-add the remaining ones. Do this if a remote is stolen.

Keypads

Wireless keypads on the outside wall let you enter a code. They use batteries, and the pad can wear out. If the keypad does not respond, replace the battery and try re-syncing it. If it still fails, replacement is inexpensive compared with the hassle.

Car remotes and smart openers

Some vehicles have a built-in garage door button. These need to be programmed to the opener. Wi-Fi openers connect to an app. They may stop connecting after a router change. Reconnecting usually requires a reset from the app.

Security

Keep remotes out of parked cars if you can. If you move into a new home, consider resetting all codes. Keep your entry door from the garage locked.

Power and lifting strength

Openers are often sold by horsepower. Because the springs do most of the lifting, most homes do not need a very powerful unit. A standard-strength motor is usually enough for a balanced single or double door. Heavier doors, such as solid wood or full-view glass, may benefit from more power. Buying more power than the door needs will not fix an unbalanced door.

Motor type

Many openers use a direct current motor. These tend to run more smoothly and quietly, and they start and stop gently. That reduces wear on the door. Alternating current motors are simpler and often lower in cost but can be louder.

Soft start and stop

This feature slows the door at the beginning and end of travel. It cuts noise and reduces stress on the door and tracks.

Rolling-code security

Modern openers change the code with each use. That makes it much harder for someone to copy your remote signal. If your opener is quite old and uses a fixed code, this is a good reason to upgrade.

Battery backup
